Q: Are rentals allowed?

A: Only to immediate family (defined in our bylaws as mother, father, sister brother, grandparents, and children) and must do a “homeowners orientation” prior to moving in

 

Q: Are pets allowed?

A: Cats ok, no dogs, rodents, livestock, or exotic animals are permitted on Association property, or within owner's units, under any circumstances, at any time.

 

Q: Is construction within the units allowed?

A: Before any work may begin, you must complete an Architectural Application and submit it to the board for approval. The Board and the management company must see all permits before any work may begin. We must also have your contractor’s information, including name, address, license, and insurance information before any construction may begin. FAILURE TO DISCLOSE YOUR REMODELING PLANS WILL RESULT IN A BREACH OF CONTRACT AND THE BOARD MAY SEEK LEGAL REMEDIES. The board and super have the right to ask to enter the property to see remodel, especially if there is any impact on your neighbors. Construction is only permitted Monday- Saturday from 8am to 6pm.

 

Q: Where is the pool? Where do I get a code?

A: In the community clubhouse. To access the pool each resident is given their own code. Please call Rosen Management to obtain your personal code. The indoor pool, social room, and locker rooms are currently being renovated and there is no competition date for the project available at this time. 

 

Q: Is there a facility on site?

A: No, but a sauna is located on the 4th floor for resident use. 

 

Q: Is it possible to get another indoor garage parking space?

A: CCOP rents out 1 parking space (#33) by lottery for a 12 month period for $50/ month. In addition, you can always post on the community board asking if any residents would be willing to rent out their space.

 

Q: Who and how are noise/other complaints reported to?

A: Please call or email our property manager to report a violation or issue- in addition the Ombudsperson Act form (in residents- then forms tab) must be filled out and sent in as required by IL Condo Law. If noise is excessive and beyond village quiet hour ordinance (10pm to 7am) please do not hesitate to call the Mount Prospect Police Dept. 

 

Q: Where can I get extra garage door openers, main entrance building keys, guest parking tags, and/ or car stickers?

A: Please call or email McKenzie Management to request the item you need. A board member then contact you to arrange payment/ pickup of requested items. Please note only checks are accepted. 

 

Q: Is it okay for me to leave items by the trash bins that I don’t want to throw out but other residents may want?

A: No, all trash must be placed inside the bins, all boxes broken down, and recycles taken out of plastic bags before properly disposed. If there is any item you would like to give away/ sell- please make a post on the community board in the basement letting other residents know what you are offering. Failure to do so may result in a warning/ fine.

 

Q: Is the parking lot outdoors for everyone?

A: Yes, there is no assigned parking. Guests of residents may utilize spaces but if staying overnight, please display guest tag on the rear view mirror in order to avoid towing.

Q: What is move in/ out procedure?

A: To move out, please notify McKenzie Management. You will need to pay a $250 refundable move out deposit and close out any unpaid balances/ liens before you may sell your unit. As a reminder when you move out, please do not discard your unwanted items/ furniture in the CCOP trash bins.

To buyers, please contact McKenzie Managment and ask for Yvonne to schedule your new buyer orientation with the CCOP board. At the meeting you will be required to bring a $250 refundable move in deposit check. Move ins must be noted at least 3 days in advance to allow time to put up proper elevator pads and other security measures. Move ins are allowed Monday- Saturday from 8am to 6pm from the basement elevators or side doors ONLY. Moving in ANY items through the front door will result in an automatic fine.

Q: Does the condo have surveillance for safety?

A: Yes. only appointed Board members have the ability to access cameras at anytime but there is no "on site" security guard. Residents do not have the ability to view footage.  This is to ensure safety and security of all CCOP residents. Cameras do not record audio.
